The brief

A premium deck. Empty eight months a year.

The owner had done the deck right the first time — wide planks, premium furniture, the kind of corner you'd happily host on. The problem wasn't the space. It was the calendar.

By late October it was unusable. By Memorial Day it might be again, weather permitting. Eight months a year of empty real estate — square footage they were paying for and looking at through a window.

The ask, in one line: turn this deck into a room that adds to the floor plan twelve months a year — without losing the open-sky feeling on a July afternoon.

The roof

Open to the sky in July. Sealed warm in January.

The bioclimatic roof works in two motions. The louvers rotate to tilt sun, vent heat, or seal against rain — on a motor tied to a remote and a rain sensor. Then the panels can retract entirely to expose the deck to open sky. One system. Two completely different rooms. Decided from your phone.
